Greater Carrollwood and Surrounding Area (Lake Magdalene, Northdale):
 
Andoveris a community of almost 150 homes built in the late 1990’s in three phases with a wide range of sizes from 1700 sq ft to over 2300 sq ft on lot sizes of about 6000 sq ft. Conveniently located just north of Linebaugh and just east of Anderson/Lynn Rd off Nixon Road, this Carrollwood subdivision is a neighborhood tucked away off the beaten path. Almost all are one-story homes with 3 to 4 bedrooms; they are priced around $300,000. Andover Villageisa small 35 home communitynewly built in 2005, located in the same neighborhood.
 
Arlington Oaks is a tiny 13 home community on the east side of N. Dale Mabry and just south of Ehrlich/Bearss Rd. Around 2000 sq ft, these 3 and 4 bedroom homes were all built around 1980 and go for around $225,000.  Several other small Carrollwood subdivisions reside in this area between Fletcher and Bearss and N. Dale Mabry and Lake Magdalene Blvd to the east. There is Arlington, Hunters Lake and Brentwood to name a few and they were built mid 70’s to early 80’s. If you are looking for larger sized lots with tree-lined streets fashioned with old oaks, fewer deed restrictions and a less modern suburban feel to your neighborhood, then one of these communities might suit you.
 
Avery Oaks is a newer Carrollwood gated community of 65 homes situated between Linebaugh and Gunn Hwy and west of Anderson Road; an easy access to the Veterans Expressway. Built in 2003, most homes average 2200 sq ft with 4 bedrooms and are priced around $300,000.
 
Bay Lakeis appropriately named after the ski lake these homes surround. Just east of N. Dale Mabry and north of Fletcher, these executive homes can range between 2500 and 6000 sq ft of living space and will cost you upwards of $500,000 to well over $1.5 million. Trevi at Bay Lake is a gated community of just 25 custom built homes, offering a park and water access to this Carrollwood area ski lake.
 
Brentwoodsubdivision brings over 250 homes of mostly 1800 sq ft built on 10,000 sq ft. lots. These 3 to 4 single story homes were built in 1974 and are located just south of Bearss Avenue and east of N. Dale Mabry. Today you can buy in Carrollwood Brentwood for about $200,000.
  
Brentwood Park Townhomes built in the late 80’s are located on the west side of N. Dale Mabry off Northdale Blvd and cost between $175,000 and $200,000.Offering 2 and3 bedrooms, these 150 townhomes are sized between1300-1500 sq ft.
 
Bella Vista is an exclusive Lake Magdalene community of33 homes ranging in size from 3000 to 4300 sq ft and sitting on lot size average of 10,000 sq ft. Built in 2002, these gorgeous 4 and 5 bedroom homes come in either  single or two stories and sell for around $600,000 and up. The Bella Vista neighborhood can be found off Lake Magdalene Road and Bearss.
 
Burnbrook anintimate community of only43 homes averaging 3000 sq ft inside and were built on lots of about 15,000 sq ft. Built in 1980, these 4 to 5 bedroom single story homes run for around $350,000. This deed restricted Carrollwood neighborhood is located off Gunn Highway between Casey Road and N. Dale Mabry.
 
Carroll Oaks Villas, within the southern Carrollwood area, can be purchased between $130,000 to $150,000 and run between 1100 to over 1400 sq ft. These fifty 2 and 3 bedroom homes were built in the mid 1980’s and are located west of Humphrey and N. Dale Mabry.
 
Carrollbrook Patio Townhouses built in 1972, offer 3 bedroom and 2 ½ bath homescosting between $150,000 and $175,000. There are only35 units and they range in size between 1600 to 1800 sq ft and come with 2 car detached garages. These are 2 story units and come with a community pool. Monthly maintenance fees will run around $300. Go North of Linebaugh off N. Dale Mabry, these Carrollwood homes are just off Floyd Road.
 
Carrollton Lakesis one of the Carrollwood communities that sit around a horseshoe-shaped street called N. Lakeview on the east side N. Dale Mabry. Some of the homes sit facing the smaller Lake Heather while others are located on the much larger Lake Brigadoon. With almost 150 homes built in the 1990’s these single story residences are each around 2000 sq ft and sit on 7000 sq ft lots on average.  You can buy one of these 4 bedroom homes between $250,000 and $300,000 today.
 
Carrollwood Cove Condominiums at Emerald Green is a gated neighborhood of 2 bedroom luxury homes starting around $200,000 and overlooking the Carrollwood Village Emerald Greens Golf Course, and a vibrant landscape lake.  You can relax anytime of the day at the waterfront gazebo and relax to the sounds of nature and also the fountains on the lake.
 
Carrollwood Creek is a smaller community of about 60 one car garage homes that were built around the year 2000on lots averaging 3600 sq ft. This Carrollwood subdivision hidden away off Lowell Rd and a stones throw away from some very expensive home communities, across the way, are reasonably priced from $150,000 to $200,000. Privacy, convenience of location, minimal yard work, reasonable pricing and newer built homes are the draws to this community.
  
Carrollwood Crossing, built in 2005, is another intimate community of only 60 Executive-style homes, where 3 car garages, tile roofs, grand staircases and granite are the norm. They are mostly all two story homes and offer 4 and 5 bedrooms. This newer community, located just west of Carrollwood Village off Lowell Road, meets the needs of people who want larger conservation lots as well, averaging 9500 sq ft, and interior space averaging 3400 sq ft. Home prices are between $375,000 and $450,000.
 
Carrollwood Estates, nestled in off Hudson and North Dale Mabry, is a very private community of homes because Hudson is a dead-end street. This neighborhood offers 70 3 and 4 bedroom homes priced from $200,000 to $300,000 that were built in the mid 70’s.Choose from 1500 sq ft to almost 3000 sq ft homes situated on treasured old oak tree shaded lots edging towards ¼ acre.
 
Carrollwood Gables, a condominium community of about 100 homes, offers 2 and 3 bedroom units on first and second floor levels between $125,000 and $150,000 and are conveniently situated off Fletcher and Armenia Avenue. Amenities in the community include nature pond, pool, Jacuzzi, fitness room, club house with pool table.
 
Carrollwood Meadows, a large community of over 1000 homes built in the 1970’s and 1980’s, average 1500 sq ft inside situated on lot sizes of around 8000 sq ft. Priced from $150,000 to $250,000, this community offers convenience to Veterans expressway off Ehrlich Rd as well as being close to the N Dale Mabry shopping and entertainment.
 
Carrollwood Place, a gated condominium complex of less than 75 homes offers 1 and 2 bedroom units from 1000 to 1300+ sq ft of living space, conveniently located off Linebaugh and N Dale Mabry. You can purchase a 2 bedroom home here for about $125,000 and it offers a community pool too.
 
Carrollwood Preserve, a higher priced gated community off Henderson Road and Gunn Hwy, contains 4 and 5 bedroom homes ranging in price from $350,000 to $500,000. Built around 2004 in Carrollwood, these 89 homes offer living space averaging 3000 sq ft, 3car garagesand were built on larger lots of 7000 sq ft +.
 
Carrollwood Reserveoffers 80 homes in a gated community off Gunn Highway just west of Anderson Rd and perfect for those wanting to jump on the Veterans Expressway.  All built in the late 1990’s and offering on average 2200 sq ft, homes are priced around $275,000 to $300,000.
 
Carrollwood South offering 62 homes around Gunn Hwy and Casey Road are priced around $200,000 are sized from 1400 to over 2600 sq ft. Built in the early 80’s, you will find single and two-story homes with 3 to 4 bedrooms.
 
Carrollwood Springs is a community of over 400 3 to 4 bedroom homes built in the mid 80’s and averaging 1800 sq ft. This older Carrollwood community is conveniently located off Erhlich Road and just west of North Dale Mabry; in the Mecca of shopping and restaurants. You can find a home here from $200,000 to $250,000.
 
Carrollwood Springs Cluster Homes are priced around $200,000 and offer a community pool. These are single story 2 to 3 bedroom villas, about 1200 sq ft each. This subdivision of 150 homes has a $50 monthly maintenance fee that covers grounds maintenance and is conveniently situated off N. Dale Mabry and Carrollwood Springs Blvd.
 
Carrollwood Village Chase brings about 100 first and second story condominium homes right in the heart of Carrollwood Village off Casey and South Village ranging in price from $150,000 to $200,000. These 2 and 3 bedroom homes average about 1300 to 1500 sq ft. and includes a gated entry, clubhouse, pool and fishing pond.
 
Carrollwood Village Fairway Townhouses, built in 1973, sits right on the Carrollwood Village Emerald Greens Golf Course off South Village and N. Dale Mabry.There arefifty 2 and 3 bedroom townhomes varying in size from 1500 to 2300 sq ft. You can purchase a 3 bedroom townhome for about $250,000 and it comes with a 2 car garage. Today there is a $400 monthly maintenance fee that covers exterior and insurance and community pool.
 
Casey Lake Manors isan intimate community of about 47 Carrollwood homes, tucked away south of Carrollwood Village off Casey Road and Gunn Hwy. Mostly all are single story homes, averaging 2500 sq ft with 4 bedrooms. Built in the mid 1990’s, this area of homes cost about $350,000.
 
Casey’s Landing community of 40 single-story homes were built in the late 1990’s and are comprised of mostly 3 bedroom homes with about 1800 sq ft. While some homes sit on smaller lots of around 5500 sq ft, there are also homes residing on lots over 22,000 sq ft in size. Located just south of Fairway Village, off Casey Road and Gunn Hwy, these Carrollwood homes cost about $200,000.
 
Cedar Creek at Country Run has almost 200 homes located at Gunn Hwy and Anderson Rd, and is moderately priced in the $150,000 to $200,000 range. Two to three bedroom homes range from 1100 sq ft to 1700 sq ft on small lots of around 4000 sq ft.
 
Cedar Hollow is a tiny community of 27 townhome condominiums located south of Carrollwood Village off Hudson and N. Dale Mabry. Built in 2001, this newer community of 2 and 3 bedroom homes offer about 1400 sq ft for about $175,000 with 1 car garages and community pool.
 
Cedarwood Villagehomes are priced between $150,000 and $175,000 and provide almost200 homes built in the early 80’s. These 1 to 2 bedroom homes come with 1 car garages and offer 1000 to 1400 sq ft of interior space. Situated around a lake, this Carrollwood neighborhood of homes is right off Linebaugh, just west of Gunn Hwy.
 
Cherry Creek offers small to medium-sized (between 1300 and 2400 sq ft) of older single story homes built in 1975. Where lot sizes are 8000 sq ft minimum and expand to over 13,000 sq ft., this community is for those who want more space, older tree-lined streets and less deed restrictions. Conveniently located just west of Lake Magdalene Road and south of Bearss/Ehrlich, you will most likely pay between $200,000 and $250,000 for a home here.
 
Country Lakesis one of the furthest east subdivisions in the Carrollwood area, located off Bearss and North Boulevard. A community of almost sixty  3 to 5 bedroom homes, you will find homes averaging 2000 sq ft sitting on really large lots from 15,000 to over 42,000 sq ft. For the homeowner who likes a lot of land with old trees and appreciates homes built around 1980, this Carrollwood community is priced between $250,000 and $300,000.
 
Country Place isa huge community of over 1500 homes, averaging 1300 to 1800 sq ft in size. They were built on lots of about 7000 sq ft around 1980 and are mostly single story homes.  Here you will find moderately priced 3 and 4 bedroom homes priced from $175,000 to $275,000 and many have pools. Located not far from the Veteran’s Expressway off Ehrlich Road and Hutchinson Road, this Carrollwood community offers a wide variety of older Florida architecture, tree-lined streets and affordable homes.
 
Country Run is a gated community of almost 500 homes, centering on a pond off Gunn Highway and Henderson Road in Carrollwood. Offering a wide range of square footage between 1300 and 2500 sq ft, these 3 and 4 bedroom homes sit on smaller lots averaging 5000 sq ft and were built in the mid 80’s. Priced a little lower than Country Place, you can purchase a home here between $125,000 and $225,000 and fewer homes have pools here. This is another lovely Carrollwood community that offers its own tree-shaded park, including a basketball court, picnic shelter, swings, and jogging path.
 
Coves at White Trout Lake is a tiny community of13 exclusive homes in Original Carrollwood, east of N. Dale Mabry. Here homes begin at over 3000 sq ft and reach to almost 9000 sq ft, with lots from 10,000 to over 69,000 sq ft. Some of these homes were built in the early 80’s, while others were built as late as 2005. There are 4 and 5 bedroom homes and you could purchase one of the smaller ones for about $500,000.
 
Creekside is a Carrollwood community without deed restrictions and is located off Lynn Turner Road between Ehrlich Road and Gunn Hwy.There are 80 homes here built in the early 80’s that average 1800 sq ft and were built on larger lots of around 10,000 sq ft. Most of the homes are 3 bedrooms and offer single and two story models for about $250,000.  
 
Cumberland Manors offers almost 250 homes of around 2000 sq ft positioned on 9000 sq ft lot sizes. This Carrollwood neighborhood of homes cost around $250,000 and $275,000. There are 3 and 4 bedroom styles, and almost all are single story that were built in the early 90’s with classic Florida architecture. Located in an area developed just west of the Veterans expressway off Bellamy and Ehrlich Road, this is another deed restricted Carrollwood neighborhood.
 
Culbreath Oaks is another newer community that sprouted up off Lowell Road between Carrollwood Village and Hampton Park. This gated community of 50 homes offering 4 and 5 bedrooms was built in the early 90’s and average 2600 sq ft. Most of these homes sit on over ¼ acre and cost around $350,000.
 
Cypress Glen is one of many tucked away subdivisions that are not seen easily; and liked for that private reason. This newer community of only 55 homes built in the late ‘90’s has to be reached through N. Dale Mabry and Humphrey Street. These homes average 1600 sq ft and sit on small lots of around 3700 sq ft. You can purchase one of them for around $225,000.  
 
Cypress Hollow sits across the street from Carrollwood Village off Casey Road and offers 42 three to five bedroom homes with about 2200 sq ft inside. This community of single and two story homes was built in the late ‘70’s and sell for $250,000 to $275,000 today.
 
Cypress Meadows is a neighborhood of about 105 homes located in the northern part of Carrollwood area, south of the beautiful Lake Park and Van Dyke Road, where Lutz, Florida begins. A variety of sizes exist on standard 7000 sq ft lots offering between 1700 and 2700 sq ft of living space. These 3 and 4 bedroom homes were built in the mid 1990’s and can be purchased between $250,000 and $300,000.
 
Cypress Run brings to Carrollwood a community of mostly larger homes around 2500 sq ft; although a few of them are over 4000 sq ft. This 34 home community is surrounded by the greens of our beautiful Carrollwood Village Emerald Greens Golf Course. Each home sits on an average lot size of 10,000 sq ft. Homes were built over a 20 year span beginning in the late 1970’s and the last one so far was built in the year 2000. With 3 to 5 bedroom offerings, these single and two story homes currently sell between $350,000 and $400,000. Neighbors get to partake in an annual walkabout to meet and greet their neighbors, indicating the friendliness of this community.
 
Devonshire Woods offers about 25 homes builtin thelast 5 years of the 20th century. All over 2200 square feet, these 3-5 bedrooms are Florida Style in look and are built on larger acreage just north of Ehrlich Road and west of N. Dale Mabry.
 
Eaglebrook is a great community for those wanting to travel the Veterans Expressway or visit Westfield Citrus Park Shopping Center, for it is conveniently located off Bellamy and Ehrlich Road. These 250 Carrollwood homes average 2000 sq ft, with 3 and 4 bedrooms each and are moderately priced from $200,000 to $250,000. Built in 2 phases between 1986 and 1993, these single and two story homes have lots of older trees around them and most of the homes already have pools.
 
Eastbrook sits on the east side of Bellamy Road, just north of Ehrlich Road. Built in the late ‘80’s these 89 single story homes are mostly all 3 bedrooms and provide between 1700 to over 2200 sq ft on the inside. Built on lot sizes averaging 7000 sq ft, they are priced around $225,000.
 
Echols Lake Carroll Estates goes back to homes being built in the 1930’s and continues to attract home builders today. You can find most any size home from 1100 sq ft to over 5000 sq ft and on appropriately sized lots from 6000 sq ft to over 35,000 sq ft in size.  A 3 bedroom 1800 sq ft home will cost about $275,000 and a 3000 sq ft home with 4 to 5 bedrooms are priced around $425,000. Homes over 5000 sq ft sell for over $1 million in value. Most of the homes were built in the 60’s and 70’s and can be found around the southern tip of Original Carrollwood off Lake Carroll where residents enjoy fishing, boating and water skiing.
 
Fairway Lakes Townhomes sit on the western edge of the Emerald Greens Golf Course. Built in 1981, these 87 two to four bedroom townhomes are priced about $200,000 for a 1400 sq ft home to $275,000 for a 2300 sq ft home.They offer 2 car garages, community pool and interesting angled architecture. The monthly fee that covers everything on the exterior runs around $400 a month.
 
Fairway Village offers over 150 homes across from Carrollwood Village off of Casey Road. These 3 to 5 bedroom homes were built in the late 70’s and come in all sizes averaging about 2000 sq ft. and situated on good sized lots from 8000 sq ft to over 13,000 sq ft. Prices for these homes range from $250,000 to $350,000.
 
Fairway Lakeshas a range of 2 to 4 bedrooms in prices ranging from the low $200,000’s to almost $300,000. Square footage starts at just less than 1500 sq ft and goes as high as 2400 sq ft. Located right next to the Carrollwood Village Emerald Greens Country Club, this condominium community built in the 1980’s has a community pool.
 
The Hamlet is avery private community without CDD fees thatoffers only 79 upscale homes averaging 3000 sq ft inside on lots well over a ¼ acre that were built in the 1980’s and newer with prices ranging from $400,000 to well into the millions. Located off Bearss Ave and North Dale Mabry, The Hamlet is for those who like individual style and large lot sizes averaging 15,000 sq ft.
 
Hampton Park islarge, affordable community of almost500 homes where 3 bedroom models average 1400 sq ft. Smaller lot sizes of 5000 sq ft make them easy maintenance as well. Built in the mid ‘80’s these mostly 1 story homes are priced between $125,000 and $175,000 without a pool. All come with a 1 or 2 car garage. A few homes offer pools for a little more money. These are conveniently located off Gunn Hwy, east of Anderson Road, and stretches as far as Lowell Road to the north. There are no deed restrictions here or Carrollwood Home Owner Association fees.
 
Heatherwood Village a small community of about70 maintenance free townhomes ranging in price $100,000 to $150,000 for 2-3 bedroom units. Located north of Ehrlich off Pennington Road, you have the convenience of living near the Veterans Expressway and close to N. Dale Mabry for shopping and restaurants. Built in phases between the 80’s and mid 90’s, there is a community pool and units have a one car garage, all for about $200 a month maintenance fee.
 
Henderson Roadsubdivisionruns on both sides of Henderson Road, north of Linebaugh Avenue. Almost 400 homes were built in the late 70’s and today can be purchased between $150,000 and $200,000. Two and three bedroom models range in size from 950 sq ft to over 1500 sq ft and sit on lot sizes around 6000 sq ft.
 
Hunters Lakeoffers over 75 larger Carrollwood homes around 2000 sq ft and built in the early 80’s. This is one of several older communities built off the Ehrlich Road that runs east of N. Dale Mabry and south of Bearss Avenue and travels south to connect with Lake Magdalene Blvd to the east. Named after the small lake this Lake Magdalene neighborhood surrounds, homes are priced around $300,000. Known for its Christmas display of lights, this community offers unique angular architecture to its homes and is surrounded by tons of old trees.
 
Huntington of Carrollwood is a small 66 villa/condominium community of homes, built in the early 80’s, offering 1 to 2 bedrooms between 800 and 1100 sq ft.With community pool and exterior maintenance paid for, you pay only about $160 a month maintenance fee. Situated at the end of a long street west of N. Dale Mabry and Humphrey, it can also be accessed easily off Manhattan and W Waters Avenue. Units sell today between $100,000 and $125,000.
 
Indian Oaks offers 84 homes from 1500 to 2500 sq ft. These 3 and 4 bedroom homes were built in the mid 90’s. Built between Linebaugh Avenue and Gunn Hwy off Henderson Road, this newer Carrollwood community is private and offers newer home style with reasonable pricing for around $225,000. 
 
Jasmine Pond is a tiny 45 townhome community off N. Dale Mabry and W. Humphrey. Mid 80’s architecture define this style of living and they don’t come on the market very often. In 2007, a 3 bedroom 1680 sq ft unit sold for about $225,000. There are 2 bedroom units as well and they all come with 2 car garages and use of a community pool.
 
Lake Carroll Cove was built in the late 90’s and there are almost 60 single story homes from 2500 to over 5000 sq ft in size. Their lots range from 9000 to over 24,000 sq ft.  A 5 bedroom pool home on Boot Lake with about 3000 sq ft will cost you about $650,000. Travel north of Busch Blvd on N Armenia Avenue and Lake Carroll Cove is on the west side.
 
Lake Ellen Landings is an exclusive gated communityconsisting of only 15 Mediterranean-style condominiums priced today around $500,000. They are all two story, 3 bedroom enchanting homes and range in size from 2200 to 2700 sq ft. Privately located in the interior of Original Carrollwood off Lake Ellen, they can be reached from N. Armenia and Lake Ellen Drive. Tile roofs, fireplaces, pools, 2 car garages, large 2-story screened lanais and charming awnings are indicative of all the units. Monthly fees are steep at $625, but you do have access to Lake Ellen for skiing, boating and fishing.
 
Lake Ellen Walk is a quaint community of 70 townhomes located off Fletcher Avenue and Orange Grove; just east of N. Dale Mabry. Built in 1992, this 2 and 3 bedroom subdivision offers about 1600 sq ft of living space including 1 car detached garages. Appropriately, you have access to the Lake Ellen dock waterfront with nature walks. In addition, there is a central manmade pond in the middle of the community which brings sort of a “Venice” charm to it. Purchase one of these between $150,000 and $200,000.
 
Lake Ellen Shores with only 20 homes off Fletcher and Paddock Avenue are larger homes averaging 2200 sq ft on 12,000 lots. Older Carrollwood homes built around 1985 these 3 to 5 bedroom homes don’t come on the market very often and would probably sell today for around $400,000.
 
Lake Leta Trace off Hutchinson Road, north of Ehrlich Road brings 35 homes to the Carrollwood area. This newer subdivision built in 2002, offers 3 to 6 bedrooms from 2000 to over 3000 sq ft on lot sizes of 7000 sq ft.A 4 bedroom home with a pool today would cost you about $375,000.
 
Lake Magdalene Arms Estates offer a wide variety of homes built in the mid 1970’s to the late 1980’s and anywhere from 1600 sq ft to over 4000 sq ft. Prices also range from $250,000 to over $800,000. The vast majority of these single story homes is about 2000 sq ft on larger 9000 sq ft lots and priced at the lower end of the scale. There is a nice size lake that sits in the middle of the Lake Magdalene community with a few of the higher priced homes sitting on the tip of the great Lake Magdalene, a freshwater ski lake.
 
Lake Magdalene Manors offering of175 homes were built in the mid 80’s with the larger home lover in mind. You can buy one between 2500 to over 5000 sq ft and on larger lots from 15,000 to over 22,000 sq ft. Single story homes, these 3 to 5 bedroom units sell for $350,000 to $400,000. This beautiful community is practically surrounded by lakes and ponds and is situated east of Lake Magdalene Blvd between Fletcher and Bearss Ave.
 
Lake Magdalene Vista holds about forty 3 to 5 bedroom homes between 1400 and 2400 sq ft. Built in 1970 on the east side of Rome Avenue, this tiny community of homes sell for about $150,000 to $200,000 each.
 
Lake Magdalene Woods is another tiny neighborhood of only 32 homes that sits on the east side of Lake Magdalene Blvd and near the large lake. This newer neighborhood built in the early 90’s offers larger homes about 2300 sq ft each with 3 and 4 bedrooms floor plans. If available for sale, they would sell between $300,000 and $350,000 today.
 
Lake Morley Terrace isa Carrollwood Lake Magdalene community justwest of Rome Avenue and south of Bearss Avenue. Here sit over 100 homes that were built in the 1960’s and sell today between $150,000 and $250,000. 2 and 3 bedroom models can be found averaging 1500 sq ft.
 
Lake Ridge is a mixed bag of 60 homes that were built in the 60’s and 70’s. Today if the home is facing the wonderful Lake Carroll and has about 3700 sq ft, it will be priced over a million dollars. Then there is the smaller properties that are not on the lake and are sized around 1800 sq ft that go for around $200,000.
 
Logan Gate Village, a longstanding, Carrollwood community of over 900 homes was developed with the moderate-priced homeowner in mind who wanted a 3 bedroom home for about $175,000 today.  Size of homes average about 1500 sq ft on small lot sizes of 5000 sq ft lots and are mostly single story homes. Built in the mid 80’s, this popular community located just south of Gunn Hwy and west of Henderson Road is convenient, affordable and sprawling.
 
Lynn Lakeis another newer subdivision of Carrollwood homes that popped up around the year 2002. Two-thirds of the 80 homes all face Lynn Lake with the remaining across the street, costing $300,000 to $400,000 for 3 to 5 bedrooms and 1800 to 2500 sq ft of living space. Lynn Lake can be found just north of Linebaugh off Anderson Road in Carrollwood.
 
Magdalene Court Condominiums offer 2 and 3 bedroom single story homes around 1300 sq ft in size. With just over 75 units built in 1984, residents have a community pool and pay about $150,000 to $200,000 for their units. They are conveniently located off Lake Magdalene Blvd and just north of Fletcher Avenue. 
 
Magdalene Grove brings 85 homes to the Carrollwood neighborhood that was built on larger 15,000 sq ft lots. Costing about $200,000 each, they offer residents about 2000 sq ft on the inside. For those that like single story homes, these 3 to 5 bedroom models built in the late 70’ssit between Boulevard North and Rome Avenue in the Lake Magdalene neighborhood of Carrollwood. 
 
Magdalene Reserve located on the east side of N. Armenia and south of Fletcher Avenue brings 29 rather large homes of 2200 sq ft on average, but situated on smaller lot sizes of around 6000 sq ft. There are many two story models here while offering 3 to 5 bedrooms for about $350,000.
 
Magdalene Shores Estates homes sell between $175,000 and $250,000 for non-waterfront property. This Carrollwood Lake Magdalene neighborhood of homes offers a wide range of sizing from 1400 to 2500 sq ft. If facing Lake Magdalene, one of the 127 homes built here can run as high as $400,000. You will find that mostly all of the 3 to 5 bedroom homes here are single story homes and they were all built around 1970. Travel east on Fletcher Avenue and go north on Armenia to find this subdivision.
 
Mandarin Lakes sits north of the Veterans Expressway and between Bellamy and Hutchinson Roads in Carrollwood.This 1980’s subdivision of about 150 homes sell for around $175,000 to $275,000 today and offers 3 bedroom homes that are mostly all single stories.
 
Meadowglen offers 134 smaller homes around 1500 sq ft in size, all with 3 bedrooms 2 baths and 99% are single story homes. You can buy a home here from $150,000 to $250,000. Built in the early 90’s, these homes are conveniently located off Anderson Road and have easy access to the Veterans Expressway by either Gunn Hwy or Linebaugh Avenue.
 
Monaco Garden townhomes were built in the mid 80’sinCarrollwood Village off North Village Drive. A private community of only 68 two story homes that average 1800 sq ft in size, you can choose between 2 and 3 bedroom models with 1 or 2 car garages. Gated private patios, fireplaces, balconies and community pool are some of the amenities offered for about $250,000 and $140 a month maintenance fee.
 
New Triad Townhomes of Carrollwood is a brand new community of tri-level townhomes located off Busch Blvd and Armenia, near Habana Park. Priced around $200,000, these 3 bedroom homes come with 3.5 bathrooms, an oversized 2 Car garage, granite ,Cherry wood cabinets, Stainless Steel appliances, Block construction from floor to ceiling (not wood framing) and poured concrete between floors (again not wood framing).  The minimum ceiling height is 12" and they were built in 2007 to allow natural light in.  The roof is concrete formed barrel tiles. A quarterly Carrollwood Homeowners Association fee of $475 covers exterior and insurance. This is a deed restricted community that allows pets.
 
Northdale is really a community of itself and offers almost 2400 homes that surround the Northdale Golf Club for a couple of miles. From Ehrlich Road on the south to Lake Park on the north, Northdale is a popular family-oriented community of homes priced between $150,000 and $250,000. Slightly larger lot sizes around 8000 sq ft with offerings of homes between 1200 and 2800 sq ft, you will find 3 to 5 bedroom homes with both single and two story models. Also mixed within the community are townhomes and condos as well. Northdale has all of its own shopping centers, nature trails, YMCA and community center.
 
Northdale Golf Club has over 200 homes, mostly 4 bedrooms that were built in the 1980’s.Homes start small at around 1500 sq ft and go over 2500 sq ft. Situated within the Northdale Golf Club, you can purchase a home around $275,000 for a 4 bedroom model.
 
North Lakeswith its two main entrances off N. Dale Mabry, where both are called Lakeview North, offer almost 1200 homes. This horseshoe-shaped street has a large lake called Lake Heather in the middle. There are 2 to 4 bedroom homes in North Lakes, where some are considered duplexes. The average size home is about 2200 sq ft and sits on 10,000 sq ft lots because they were built in the mid 80’s when land was plentiful and cheap. Most homes can be purchased between $150,000 and $200,000 but homes facing the large lake can go around $300,000 to over $350,000.
 
North Pointe is a Lake Magdalene community just north of Fletcher and east of Boulevard North and offers homes built in the mid to late 70’s. Offering homes on larger than average size lot sizes of around 9000 sq ft; this 376 home community also contains a couple of small lakes within. These 3 and 4 bedroom homes range from 1300 to over 2200 sq ft and sell between $150,000 and $200,000.
 
Pennington Villageis a tiny community of only 42 homes near the Veterans expressway ramp off Rawls Road.  Located also north of Ehrlich road and Pennington Village Road, these newer built homes from 1997 are priced around $250,000. You will find 3 and 4 bedroom models averaging 2000 sq ft on the inside and both single and two story homes with lot sizes around 5000 sq ft.
 
 
Pine Hollow is another small Carrollwood community of 39 3 to 5 bedroom homes built in the early 80’s. These single and two story homes run from 1800 heated sq ft to over 4000 sq ft and sit on an average lot size of 9000 sq ft. You will find this subdivision off Casey Road and Lowell Road, just north of Gunn Highway and expect to pay between $250,000 and $350,000.
 
Pine Meadows is a Carrollwood community that is for those wanting large lot sizes of over ½ acre each but with a modest priced home on it. Located off Lynn-Turner Road and Gunn Hwy, Pine Meadows contains 29 homes that were built in the mid 1980’s. Choose between 1400 and 2200 sq ft homes for these 3 and 4 bedroom models that will cost you around $200,000 today.  
 
Plantationis an area of subdivisions within the Carrollwood area. It is a deed restricted community consisting of 18 different villages with 1832 homes.  The Plantation community owns and maintains the Common Areas: 55 acres of lakes and 64 acres for recreation activities including clubhouse; tennis court, baseball, volleyball and soccer fields; swimming pools, handball courts and playgrounds.
 
The Pinnacle is a large 3 story complex of over 300 condos priced between $100,000 and $150,000, built around 1998. This is a gated resort-style community offering its residents a pool, indoor basketball, fitness center, theatre room, billiards, business center, valet trash and car wash center Included in your $200 a month maintenance fee, is all exterior maintenance and insurance. The Pinnacle of Carrollwood is located just north of Gunn Hwy off Lynn Turner Road.
 
The Preserve at Carrollwood Village, a small gated community of only 9 lots for building million dollar + homesis situated in and amongst the Carrollwood Village neighborhood off Carrollwood Village Drive. 
 
Quail Run Condominiums located off Zambito Road and North Dale Mabry brings 163 units about 1400 sq ft in size for 2 to 3 bedroom homes. These 2 story homes were built in the early 80’s and cost about $150,000 each with a monthly maintenance charge of about $300. There is a heated community pool, tennis courts and your monthly fee also covers your basic cable as well as all exterior maintenance and insurance.
 
Ravinia Courtyard Villas is a new gated “Green” community off of Henderson Road between Linebaugh Avenue and Gunn Hwy. There are many luxurious features inside and they offer private courtyards outside. There are 6 models to choose from for their 2 and 3 bedroom models beginning at 1800 sq ft and expanding to over 2300 sq ft. All homes come with a 2 car garage. Community pool, lakehouse and rustic environment including a spring fed lake running through the complex compliment your surroundings. Home prices begin at about $240,000.
 
Reynoldswood Estates is another pocket Lake Magdalene Carrollwood communityof 28 homes situated within a tranquil woodsy setting and cul-de-sac street privacy.  You will have to find them mixed in with some other older communities south of Bearss Avenue, east of North Dale Mabry off of Ehrlich Road. Larger homes from 2000 to 3000 sq ft, they contain 3 to 5 bedrooms on larger lot sizes of 10,000 sq ft. Built in 1980, homes today would sell between $250,000 and $300,000.
 
The Springs bedroomcommunity within Carrollwood offers 41 homes that were built in the mid 90’s.  A 3 bedroom, 1800 sq ft home here today will cost you about $225,000, while a 2800 sq ft home can cost about $350,000. One of the many smaller communities between Bearss and Fletcher off of Boulevard North, The Springs is a popular choice of home in the Lake Magdalene community.
 
Stonehedge ( AKA Carrollwood North) is a community of 160 homes off Casey Road and Lowell Road and just south of the Emerald Greens Country Club in Carrollwood Village. Built in the 1980’s and ranging in price from $250,000 to $300,000, you will find 1500 to 2200 sq ft of living space for these 3 to 4 bedroom homes. They are mostly all single story homes and sit on smaller lots of 7000 to 8000 sq ft.
 
Sugarwood Grove is a large Carrollwood community of over 250 homes that offer affordability for their 1600 sq ft 3 and 4 bedroom homes. Priced around $200,000, these early ‘80’s built homes sit on larger lot sizes of about 9000 sq ft. Conveniently located off the Veterans Expressway and Ehrlich Road, Sugarwood Grove is a popular Carrollwood area neighborhood.   
 
Sunshine Villagelocated just west of N Dale Mabry and north of Ehrlich Road offers 20 single story larger homes between 2700 to over 4200 sq ft in size for around $400,000. This newer Carrollwood neighborhood was built around the year 2000 and provides 3 to 5 bedroom each on lots averaging 12,000 sq ft.
 
Tarawood is a Carrollwood community of 100 homes that were built around 1980. They average 2000 sq ft for their 3 to 5 bedroom home offerings and are all mostly single story models. Located off Lake Magdalene Blvd and the Ehrlich Road that runs between Bearss and Fletcher Avenue, this neighborhood runs about $300,000 for a pool home.
 
Thompson East is an exclusivesubdivision of Carrollwood Lake Magdalene area that was designed for the homeowner who wants a larger 3000 sq ft home built on larger 10,000 sq ft lots. These executive style homes built in the mid 80’s offer 3 to 6 bedroom models and many are two story floor plans with 3 full baths.  These 75 stately homes are situated in a tree-lined old oak community off Bearss Ave and Lake Magdalene Blvd and can cost from $500,000 to over $700,000 today.
 
Trafalgar Squareis quietly located off Mullis City Way between Linebaugh Avenue and Gunn Hwy which makes it perfect for convenient location and offers a lower monthly fee of only $172, including a community pool. These 99 2 story townhomes were built between 1998 and 2000 and offer a community pool and is gated for security and privacy. The 3 bedroom homes offer about 1200 sq ft and some come with a 1 car garage, all for about $150,000 to $175,000.
 
Turner Trace in Carrollwood brings 122 older townhome units built in the early 80’s. There are 2 and 3 bedroom floor plans around 1400 sq ft for about $150,000 and some of the units come with a carport. The monthly maintenance fee is only about $85 and only covers ground maintenance. There is an annual Homeowner fee of $265 that pays for the community center and pool. Located off Erhlich Road and Lynn Turner this is a gated community with varied styles of townhome architecture.
 
Ventana was built in the mid 1990’s where almost all of the homes are single story and were built on smaller lot sizes of 6000 to 7000 sq ft. These 228 4 bedroom homes average 2400 sq ft and were built in 3 phases. This neighborhood of homes today is priced from $300,000 to $325,000 and is a deed restricted Carrollwood community off of Gunn Hwy and Lynn Turner Road.
 
Village Estates, built in theearly 80’s is another pocket community of just 20 homes varying in size from 1400 to 2700 sq ft with most of them being around 1500 sq ft. Choose from 3 and 4 bedroom styles and single or two story models with some having some interesting angular architecture that provides vaulted cathedral ceilings within. $200,000 is a good guess of what you might pay today for one of these homes that are located off Handy Road and the Ehrlich Road that runs north and south just east of N Dale Mabry.
 
Village Green Condominiums is another older gated community of 17 homes built in1973 right in the heart of Carrollwood Village on the north side of the Carrollwood Emerald Greens Country Club golf course.  There are 1 and 2 bedroom unites with a wide size range of 900 to 2000 sq ft. The monthly maintenance fee of $250 covers most everything, including a community pool. No garages here; just carports. The smaller units will cost you about $125,000 while the larger ones go for around $175,000.
 
Village South contains 85 beautiful homes within its community on larger lot sizes of around 12,000 sq ft. This Carrollwood neighborhood of homes was built in the early 80’s and offers homes with about 2500 sq ft on the inside for their 3 to 5 bedroom models. These gracious pool homes are priced around $350,000 in a tree-lined community of shady oaks. Drive north on Casey Road from Gunn Hwy and Village South is located on your right, just north of Casey Lake subdivision.
 
Village West homes cost between $350,000 and $400,000 today and are centrally located in the Carrollwood Village community off South Village and Casey Road. Here you will find larger homes of around2500 sq ft and those built on larger lots of 14,000 sq ft +. Also built in the early 80’s, this Carrollwood neighborhood of about 50 3 to 5 bedroom homes are stately and sprawl in and amongst the old oaks, typical of this Tampa community.
 
Village Wood offers some custom built homes from the early 1990’s located between the newer built communities of Carrollwood Crossing and Culbreath Oaks off Lowell Road, just west of Casey Road. These 55 4 and 5 bedroom homes average 2500 to 3500 sq ft and were built on 10,000 sq ft lots. Expect to pay from $375,000 to over $400,000 for one of these homes with a pool within this gated community of Carrollwood.
 
Villas of Northdale offers affordable 2 story living for about $100,000 for 2-3 bedroom units with about 1200 sq ft inside. Older units built in the mid 1980’s built around the Northdale Golf Course has a community pool, but no garage parking.
 
The Villas at Carrollwood is a gated townhome community of 88 homes and is located at the corner of Ehrlich and N. Dale Mabry. Each home features a spacious 4 bedroom, 2.5 bath, two-story,  2 1/2 car garage totaling 1656 sq ft. Plans include a master bedroom balcony, central stairwell to the second level and roman garden tub in the master suite. Residents can enjoy the look and feel of a traditional urban streetscape through the center of the community which features, a post office, clubhouse, day-spa, and administrative offices along the street level. There is a pool pavilion featuring a playground and toddler wading pool. The community gained recognition and became the focal point to the New Urbanism planning movement resulting in its premiere reputation.                                 
 
 
Whispering Oaks offers a most popular home style of a single story home with square footage ranging from 1800 to 2000 sq ft, with 3 and 4 bedroom models. Low maintenance yards of only 6000 sq ft lot sizes were popular in the year 2000 as they are today for homes priced around $300,000. Located south of Linebaugh Avenue off Humphrey and N Dale Mabry, this is a secluded gated community of Carrollwood homes found off Mullins Road. Whispering Oaks Townhomes are located just north ofFletcher and east of N Dale Mabry and are priced around $150,000 and offer Lake Magdalene access with boat ramp. This is a gated community offering 2 bedroom units for about $300 a month maintenance fee.
 
Wildewood Villageoffers almost 150 homes off Nixon Road and Linebaugh Avenue. Smaller homes of around1500 sq ft on small lots averaging 4000 sq ft, these homes were built in the early 90’s, are mostly single story 3 bedroom homes and priced around $200,000.
 
White Trout Lake offers a variety of communities surrounding this large lake just north of Busch Blvd (Linebaugh Ave) east of N Dale Mabry in Original Carrollwood. White Trout Lake Estates offers 49 homes that enjoy all the amenities of White Sands Beach, Scotty Cooper Park and The Carrollwood Recreation Center. Homes are over 2000 sq ft and range in price from the $300,000’s to into the millions. White Trout Lake Shores is an exclusive community of only 10 homes that were built in the mid 80’s. The Coves at White Trout Lake offer 13 homes built in the early 80’s that sell for around $500,000 today. The Manors of White Trout Lake provide 25 homes that are worth about $1,000,000 today.
 
Woodacre Estates is a newer subdivision in Northdale off Northdale Blvd, just west of N. Dale Mabry and were built around 2005. These larger homes (1800-2800 sq ft) with 3-4 bedrooms sell for about $250,000 without a pool.
 
Woodbriar Village offof Lake Magdalene Blvd, north of Bearss Avenueis a community of238 homes with a wide range of square footage from 1500 to 3000 sq ft and situated on large lots averaging 15,000 sq ft that were built in the late 1970’s. These 3 to 5 bedroom homes are mostly single story and priced around $250,000.
 
Woodmont’s 155 homes were built between 1990 and 2006 and lie just east of the Veteran’s Expressway and north of Gunn Hwy. There is the original Woodmont, the Traditions at Woodmont and the Reserve at Woodmont.  The original Woodmont and the Traditions at Woodmont homes will cost you between $250,000 and $350,000 for mostly 4 bedroom homes and some with pools. The Traditions at Woodmont homes here were built by David Weekly where they have the characteristic front porches. The original Woodmont homes are styled in the traditional Florida sprawling ranch stucco style home. The Reserve at Woodmont is for luxury living with price tags between $400-600,000 each. 3000 sq ft is the average sized home with 4 to 5 bedrooms and with swimming pools. Built around 2005, all of the 22 homes within this community were built by Mark Marconi on acreage of about ¼ acre for most of the homes. Interiors are elegant with curved windows, columns, marble and custom features. Look for these homes just off of Gunn Hwy on the east side of the Veteran’s Expressway.

Andoveris a community of almost 150 homes built in the late 1990’s in three phases with a wide range of sizes from 1700 sq ft to over 2300 sq ft on lot sizes of about 6000 sq ft. Conveniently located just north of Linebaugh and just east of Anderson/Lynn Rd off Nixon Road, this Carrollwood subdivision is a neighborhood tucked away off the beaten path. Almost all are one-story homes with 3 to 4 bedrooms; they are priced around $300,000. Andover Villageisa small 35 home communitynewly built in 2005, located in the same neighborhood.
 
Arlington Oaks is a tiny 13 home community on the east side of N. Dale Mabry and just south of Ehrlich/Bearss Rd. Around 2000 sq ft, these 3 and 4 bedroom homes were all built around 1980 and go for around $225,000.  Several other small Carrollwood subdivisions reside in this area between Fletcher and Bearss and N. Dale Mabry and Lake Magdalene Blvd to the east. There is Arlington, Hunters Lake and Brentwood to name a few and they were built mid 70’s to early 80’s. If you are looking for larger sized lots with tree-lined streets fashioned with old oaks, fewer deed restrictions and a less modern suburban feel to your neighborhood, then one of these communities might suit you.
 
Avery Oaks is a newer Carrollwood gated community of 65 homes situated between Linebaugh and Gunn Hwy and west of Anderson Road; an easy access to the Veterans Expressway. Built in 2003, most homes average 2200 sq ft with 4 bedrooms and are priced around $300,000.
 
Bay Lakeis appropriately named after the ski lake these homes surround. Just east of N. Dale Mabry and north of Fletcher, these executive homes can range between 2500 and 6000 sq ft of living space and will cost you upwards of $500,000 to well over $1.5 million. Trevi at Bay Lake is a gated community of just 25 custom built homes, offering a park and water access to this Carrollwood area ski lake.
 
Brentwoodsubdivision brings over 250 homes of mostly 1800 sq ft built on 10,000 sq ft. lots. These 3 to 4 single story homes were built in 1974 and are located just south of Bearss Avenue and east of N. Dale Mabry. Today you can buy in Carrollwood Brentwood for about $200,000.
  
Brentwood Park Townhomes built in the late 80’s are located on the west side of N. Dale Mabry off Northdale Blvd and cost between $175,000 and $200,000.Offering 2 and3 bedrooms, these 150 townhomes are sized between1300-1500 sq ft.
 
Bella Vista is an exclusive Lake Magdalene community of33 homes ranging in size from 3000 to 4300 sq ft and sitting on lot size average of 10,000 sq ft. Built in 2002, these gorgeous 4 and 5 bedroom homes come in either  single or two stories and sell for around $600,000 and up. The Bella Vista neighborhood can be found off Lake Magdalene Road and Bearss.
 
Burnbrook anintimate community of only43 homes averaging 3000 sq ft inside and were built on lots of about 15,000 sq ft. Built in 1980, these 4 to 5 bedroom single story homes run for around $350,000. This deed restricted Carrollwood neighborhood is located off Gunn Highway between Casey Road and N. Dale Mabry.
 
Carroll Oaks Villas, within the southern Carrollwood area, can be purchased between $130,000 to $150,000 and run between 1100 to over 1400 sq ft. These fifty 2 and 3 bedroom homes were built in the mid 1980’s and are located west of Humphrey and N. Dale Mabry.
 
Carrollbrook Patio Townhouses built in 1972, offer 3 bedroom and 2 ½ bath homescosting between $150,000 and $175,000. There are only35 units and they range in size between 1600 to 1800 sq ft and come with 2 car detached garages. These are 2 story units and come with a community pool. Monthly maintenance fees will run around $300. Go North of Linebaugh off N. Dale Mabry, these Carrollwood homes are just off Floyd Road.
 
Carrollton Lakesis one of the Carrollwood communities that sit around a horseshoe-shaped street called N. Lakeview on the east side N. Dale Mabry. Some of the homes sit facing the smaller Lake Heather while others are located on the much larger Lake Brigadoon. With almost 150 homes built in the 1990’s these single story residences are each around 2000 sq ft and sit on 7000 sq ft lots on average.  You can buy one of these 4 bedroom homes between $250,000 and $300,000 today.
 
Carrollwood Cove Condominiums at Emerald Green is a gated neighborhood of 2 bedroom luxury homes starting around $200,000 and overlooking the Carrollwood Village Emerald Greens Golf Course, and a vibrant landscape lake.  You can relax anytime of the day at the waterfront gazebo and relax to the sounds of nature and also the fountains on the lake.
 
Carrollwood Creek is a smaller community of about 60 one car garage homes that were built around the year 2000on lots averaging 3600 sq ft. This Carrollwood subdivision hidden away off Lowell Rd and a stones throw away from some very expensive home communities, across the way, are reasonably priced from $150,000 to $200,000. Privacy, convenience of location, minimal yard work, reasonable pricing and newer built homes are the draws to this community.
  
Carrollwood Crossing, built in 2005, is another intimate community of only 60 Executive-style homes, where 3 car garages, tile roofs, grand staircases and granite are the norm. They are mostly all two story homes and offer 4 and 5 bedrooms. This newer community, located just west of Carrollwood Village off Lowell Road, meets the needs of people who want larger conservation lots as well, averaging 9500 sq ft, and interior space averaging 3400 sq ft. Home prices are between $375,000 and $450,000.
 
Carrollwood Estates, nestled in off Hudson and North Dale Mabry, is a very private community of homes because Hudson is a dead-end street. This neighborhood offers 70 3 and 4 bedroom homes priced from $200,000 to $300,000 that were built in the mid 70’s.Choose from 1500 sq ft to almost 3000 sq ft homes situated on treasured old oak tree shaded lots edging towards ¼ acre.

Casey Lake Manors isan intimate community of about 47 Carrollwood homes, tucked away south of Carrollwood Village off Casey Road and Gunn Hwy. Mostly all are single story homes, averaging 2500 sq ft with 4 bedrooms. Built in the mid 1990’s, this area of homes cost about $350,000.
 
Casey’s Landing community of 40 single-story homes were built in the late 1990’s and are comprised of mostly 3 bedroom homes with about 1800 sq ft. Situated around a lake, this Carrollwood neighborhood of homes is right off Linebaugh, just west of Gunn Hwy.
 
Cherry Creek offers small to medium-sized (between 1300 and 2400 sq ft) of older single story homes built in 1975. Where lot sizes are 8000 sq ft minimum and expand to over 13,000 sq ft., this community is for those who want more space, older tree-lined streets and less deed restrictions. Conveniently located just west of Lake Magdalene Road and south of Bearss/Ehrlich, you will most likely pay between $200,000 and $250,000 for a home here.
 
Country Lakesis one of the furthest east subdivisions in the Carrollwood area, located off Bearss and North Boulevard. For the homeowner who likes a lot of land with old trees and appreciates homes built around 1980, this Carrollwood community is priced between $250,000 and $300,000.
 
Country Place isa huge community of over 1500 homes, averaging 1300 to 1800 sq ft in size. They were built on lots of about 7000 sq ft around 1980 and are mostly single story homes.  Here you will find moderately priced 3 and 4 bedroom homes priced from $175,000 to $275,000 and many have pools. Located not far from the Veteran’s Expressway off Ehrlich Road and Hutchinson Road, this Carrollwood community offers a wide variety of older Florida architecture, tree-lined streets and affordable homes.
 
Country Run is a gated community of almost 500 homes, centering on a pond off Gunn Highway and Henderson Road in Carrollwood. Offering a wide range of square footage between 1300 and 2500 sq ft, these 3 and 4 bedroom homes sit on smaller lots averaging 5000 sq ft and were built in the mid 80’s. Priced a little lower than Country Place, you can purchase a home here between $125,000 and $225,000 and fewer homes have pools here. This is another lovely Carrollwood community that offers its own tree-shaded park, including a basketball court, picnic shelter, swings, and jogging path.
 
Coves at White Trout Lake is a tiny community of13 exclusive homes in Original Carrollwood, east of N. Dale Mabry. Here homes begin at over 3000 sq ft and reach to almost 9000 sq ft, with lots from 10,000 to over 69,000 sq ft. Some of these homes were built in the early 80’s, while others were built as late as 2005. There are 4 and 5 bedroom homes and you could purchase one of the smaller ones for about $500,000.
 
Creekside is a Carrollwood community without deed restrictions and is located off Lynn Turner Road between Ehrlich Road and Gunn Hwy.There are 80 homes here built in the early 80’s that average 1800 sq ft and were built on larger lots of around 10,000 sq ft. Most of the homes are 3 bedrooms and offer single and two story models for about $250,000.  
 
Cumberland Manors offers almost 250 homes of around 2000 sq ft positioned on 9000 sq ft lot sizes. This Carrollwood neighborhood of homes cost around $250,000 and $275,000. There are 3 and 4 bedroom styles, and almost all are single story that were built in the early 90’s with classic Florida architecture. Located in an area developed just west of the Veterans expressway off Bellamy and Ehrlich Road, this is another deed restricted Carrollwood neighborhood.
 
Culbreath Oaks is another newer community that sprouted up off Lowell Road between Carrollwood Village and Hampton Park. This gated community of 50 homes offering 4 and 5 bedrooms was built in the early 90’s and average 2600 sq ft. Most of these homes sit on over ¼ acre and cost around $350,000.
 
Cypress Glen is one of many tucked away subdivisions that are not seen easily; and liked for that private reason. This newer community of only 55 homes built in the late ‘90’s has to be reached through N. Dale Mabry and Humphrey Street. These homes average 1600 sq ft and sit on small lots of around 3700 sq ft. You can purchase one of them for around $225,000.  
 
Cypress Hollow sits across the street from Carrollwood Village off Casey Road and offers 42 three to five bedroom homes with about 2200 sq ft inside. This community of single and two story homes was built in the late ‘70’s and sell for $250,000 to $275,000 today.
 
Cypress Meadows is a neighborhood of about 105 homes located in the northern part of Carrollwood area, south of the beautiful Lake Park and Van Dyke Road, where Lutz, Florida begins. A variety of sizes exist on standard 7000 sq ft lots offering between 1700 and 2700 sq ft of living space. These 3 and 4 bedroom homes were built in the mid 1990’s and can be purchased between $250,000 and $300,000.
 
Cypress Run brings to Carrollwood a community of mostly larger homes around 2500 sq ft; although a few of them are over 4000 sq ft. This 34 home community is surrounded by the greens of our beautiful Carrollwood Village Emerald Greens Golf Course. Each home sits on an average lot size of 10,000 sq ft. Homes were built over a 20 year span beginning in the late 1970’s and the last one so far was built in the year 2000. With 3 to 5 bedroom offerings, these single and two story homes currently sell between $350,000 and $400,000. Neighbors get to partake in an annual walkabout to meet and greet their neighbors, indicating the friendliness of this community.
 
Devonshire Woods offers about 25 homes builtin thelast 5 years of the 20th century. All over 2200 square feet, these 3-5 bedrooms are Florida Style in look and are built on larger acreage just north of Ehrlich Road and west of N. Dale Mabry.
 
Eaglebrook is a great community for those wanting to travel the Veterans Expressway or visit Westfield Citrus Park Shopping Center, for it is conveniently located off Bellamy and Ehrlich Road. These 250 Carrollwood homes average 2000 sq ft, with 3 and 4 bedrooms each and are moderately priced from $200,000 to $250,000. Built in 2 phases between 1986 and 1993, these single and two story homes have lots of older trees around them and most of the homes already have pools.
 
Eastbrook sits on the east side of Bellamy Road, just north of Ehrlich Road. Built in the late ‘80’s these 89 single story homes are mostly all 3 bedrooms and provide between 1700 to over 2200 sq ft on the inside. Built on lot sizes averaging 7000 sq ft, they are priced around $225,000.
 
Echols Lake Carroll Estates goes back to homes being built in the 1930’s and continues to attract home builders today. You can find most any size home from 1100 sq ft to over 5000 sq ft and on appropriately sized lots from 6000 sq ft to over 35,000 sq ft in size.  A 3 bedroom 1800 sq ft home will cost about $275,000 and a 3000 sq ft home with 4 to 5 bedrooms are priced around $425,000. Homes over 5000 sq ft sell for over $1 million in value. Most of the homes were built in the 60’s and 70’s and can be found around the southern tip of Original Carrollwood off Lake Carroll where residents enjoy fishing, boating and water skiing.
 
Fairway Lakes Townhomes sit on the western edge of the Emerald Greens Golf Course. Built in 1981, these 87 two to four bedroom townhomes are priced about $200,000 for a 1400 sq ft home to $275,000 for a 2300 sq ft home.They offer 2 car garages, community pool and interesting angled architecture. The monthly fee that covers everything on the exterior runs around $400 a month.
 
Fairway Village offers over 150 homes across from Carrollwood Village off of Casey Road. These 3 to 5 bedroom homes were built in the late 70’s and come in all sizes averaging about 2000 sq ft. and situated on good sized lots from 8000 sq ft to over 13,000 sq ft. Prices for these homes range from $250,000 to $350,000.
 
Fairway Lakeshas a range of 2 to 4 bedrooms in prices ranging from the low $200,000’s to almost $300,000. Square footage starts at just less than 1500 sq ft and goes as high as 2400 sq ft. Located right next to the Carrollwood Village Emerald Greens Country Club, this condominium community built in the 1980’s has a community pool.
 
The Hamlet is avery private community without CDD fees thatoffers only 79 upscale homes averaging 3000 sq ft inside on lots well over a ¼ acre that were built in the 1980’s and newer with prices ranging from $400,000 to well into the millions. Located off Bearss Ave and North Dale Mabry, The Hamlet is for those who like individual style and large lot sizes averaging 15,000 sq ft.
 
Hampton Park islarge, affordable community of almost500 homes where 3 bedroom models average 1400 sq ft. Smaller lot sizes of 5000 sq ft make them easy maintenance as well. Built in the mid ‘80’s these mostly 1 story homes are priced between $125,000 and $175,000 without a pool. All come with a 1 or 2 car garage. A few homes offer pools for a little more money. These are conveniently located off Gunn Hwy, east of Anderson Road, and stretches as far as Lowell Road to the north. There are no deed restrictions here or Carrollwood Home Owner Association fees.
 
Heatherwood Village a small community of about70 maintenance free townhomes ranging in price $100,000 to $150,000 for 2-3 bedroom units. Located north of Ehrlich off Pennington Road, you have the convenience of living near the Veterans Expressway and close to N. Dale Mabry for shopping and restaurants. Built in phases between the 80’s and mid 90’s, there is a community pool and units have a one car garage, all for about $200 a month maintenance fee.
 
Henderson Roadsubdivisionruns on both sides of Henderson Road, north of Linebaugh Avenue. Almost 400 homes were built in the late 70’s and today can be purchased between $150,000 and $200,000. Two and three bedroom models range in size from 950 sq ft to over 1500 sq ft and sit on lot sizes around 6000 sq ft.
 
Hunters Lakeoffers over 75 larger Carrollwood homes around 2000 sq ft and built in the early 80’s. This is one of several older communities built off the Ehrlich Road that runs east of N. Dale Mabry and south of Bearss Avenue and travels south to connect with Lake Magdalene Blvd to the east. Named after the small lake this Lake Magdalene neighborhood surrounds, homes are priced around $300,000. Known for its Christmas display of lights, this community offers unique angular architecture to its homes and is surrounded by tons of old trees.
 
Huntington of Carrollwood is a small 66 villa/condominium community of homes, built in the early 80’s, offering 1 to 2 bedrooms between 800 and 1100 sq ft.With community pool and exterior maintenance paid for, you pay only about $160 a month maintenance fee. Situated at the end of a long street west of N. Dale Mabry and Humphrey, it can also be accessed easily off Manhattan and W Waters Avenue. Units sell today between $100,000 and $125,000.
 
Indian Oaks offers 84 homes from 1500 to 2500 sq ft. These 3 and 4 bedroom homes were built in the mid 90’s. Built between Linebaugh Avenue and Gunn Hwy off Henderson Road, this newer Carrollwood community is private and offers newer home style with reasonable pricing for around $225,000. 
 
Jasmine Pond is a tiny 45 townhome community off N. Dale Mabry and W. Humphrey. Mid 80’s architecture define this style of living and they don’t come on the market very often. In 2007, a 3 bedroom 1680 sq ft unit sold for about $225,000. There are 2 bedroom units as well and they all come with 2 car garages and use of a community pool.
 
Lake Carroll Cove was built in the late 90’s and there are almost 60 single story homes from 2500 to over 5000 sq ft in size. Their lots range from 9000 to over 24,000 sq ft.  A 5 bedroom pool home on Boot Lake with about 3000 sq ft will cost you about $650,000. Travel north of Busch Blvd on N Armenia Avenue and Lake Carroll Cove is on the west side.
 
Lake Ellen Landings is an exclusive gated communityconsisting of only 15 Mediterranean-style condominiums priced today around $500,000. They are all two story, 3 bedroom enchanting homes and range in size from 2200 to 2700 sq ft. Privately located in the interior of Original Carrollwood off Lake Ellen, they can be reached from N. Armenia and Lake Ellen Drive. Tile roofs, fireplaces, pools, 2 car garages, large 2-story screened lanais and charming awnings are indicative of all the units. Monthly fees are steep at $625, but you do have access to Lake Ellen for skiing, boating and fishing.
 
Lake Ellen Walk is a quaint community of 70 townhomes located off Fletcher Avenue and Orange Grove; just east of N. Dale Mabry. Built in 1992, this 2 and 3 bedroom subdivision offers about 1600 sq ft of living space including 1 car detached garages. Appropriately, you have access to the Lake Ellen dock waterfront with nature walks. In addition, there is a central manmade pond in the middle of the community which brings sort of a “Venice” charm to it. Purchase one of these between $150,000 and $200,000.
 
Lake Ellen Shores with only 20 homes off Fletcher and Paddock Avenue are larger homes averaging 2200 sq ft on 12,000 lots. Older Carrollwood homes built around 1985 these 3 to 5 bedroom homes don’t come on the market very often and would probably sell today for around $400,000.
 
Lake Leta Trace off Hutchinson Road, north of Ehrlich Road brings 35 homes to the Carrollwood area. This newer subdivision built in 2002, offers 3 to 6 bedrooms from 2000 to over 3000 sq ft on lot sizes of 7000 sq ft.A 4 bedroom home with a pool today would cost you about $375,000.
 
Lake Magdalene Arms Estates offer a wide variety of homes built in the mid 1970’s to the late 1980’s and anywhere from 1600 sq ft to over 4000 sq ft. Prices also range from $250,000 to over $800,000. The vast majority of these single story homes is about 2000 sq ft on larger 9000 sq ft lots and priced at the lower end of the scale. There is a nice size lake that sits in the middle of the Lake Magdalene community with a few of the higher priced homes sitting on the tip of the great Lake Magdalene, a freshwater ski lake.
 
Lake Magdalene Manors offering of175 homes were built in the mid 80’s with the larger home lover in mind. You can buy one between 2500 to over 5000 sq ft and on larger lots from 15,000 to over 22,000 sq ft. Single story homes, these 3 to 5 bedroom units sell for $350,000 to $400,000. This beautiful community is practically surrounded by lakes and ponds and is situated east of Lake Magdalene Blvd between Fletcher and Bearss Ave.
 
Lake Magdalene Vista holds about forty 3 to 5 bedroom homes between 1400 and 2400 sq ft. Built in 1970 on the east side of Rome Avenue, this tiny community of homes sell for about $150,000 to $200,000 each.
 
Lake Magdalene Woods is another tiny neighborhood of only 32 homes that sits on the east side of Lake Magdalene Blvd and near the large lake. This newer neighborhood built in the early 90’s offers larger homes about 2300 sq ft each with 3 and 4 bedrooms floor plans. If available for sale, they would sell between $300,000 and $350,000 today.
 
Lake Morley Terrace isa Carrollwood Lake Magdalene community justwest of Rome Avenue and south of Bearss Avenue. Here sit over 100 homes that were built in the 1960’s and sell today between $150,000 and $250,000. 2 and 3 bedroom models can be found averaging 1500 sq ft.
 
Lake Ridge is a mixed bag of 60 homes that were built in the 60’s and 70’s. Today if the home is facing the wonderful Lake Carroll and has about 3700 sq ft, it will be priced over a million dollars. Then there is the smaller properties that are not on the lake and are sized around 1800 sq ft that go for around $200,000.
 
Logan Gate Village, a longstanding, Carrollwood community of over 900 homes was developed with the moderate-priced homeowner in mind who wanted a 3 bedroom home for about $175,000 today.  Size of homes average about 1500 sq ft on small lot sizes of 5000 sq ft lots and are mostly single story homes. Built in the mid 80’s, this popular community located just south of Gunn Hwy and west of Henderson Road is convenient, affordable and sprawling.
 
Lynn Lakeis another newer subdivision of Carrollwood homes that popped up around the year 2002. Two-thirds of the 80 homes all face Lynn Lake with the remaining across the street, costing $300,000 to $400,000 for 3 to 5 bedrooms and 1800 to 2500 sq ft of living space. Lynn Lake can be found just north of Linebaugh off Anderson Road in Carrollwood.
 
Magdalene Court Condominiums offer 2 and 3 bedroom single story homes around 1300 sq ft in size. With just over 75 units built in 1984, residents have a community pool and pay about $150,000 to $200,000 for their units. They are conveniently located off Lake Magdalene Blvd and just north of Fletcher Avenue. 
 
Magdalene Grove brings 85 homes to the Carrollwood neighborhood that was built on larger 15,000 sq ft lots. Costing about $200,000 each, they offer residents about 2000 sq ft on the inside. Built in the early 90’s, these homes are conveniently located off Anderson Road and have easy access to the Veterans Expressway by either Gunn Hwy or Linebaugh Avenue.
 
Monaco Garden townhomes were built in the mid 80’sinCarrollwood Village off North Village Drive. A private community of only 68 two story homes that average 1800 sq ft in size, you can choose between 2 and 3 bedroom models with 1 or 2 car garages. Gated private patios, fireplaces, balconies and community pool are some of the amenities offered for about $250,000 and $140 a month maintenance fee.
 
New Triad Townhomes of Carrollwood is a brand new community of tri-level townhomes located off Busch Blvd and Armenia, near Habana Park. Priced around $200,000, these 3 bedroom homes come with 3.5 bathrooms, an oversized 2 Car garage, granite ,Cherry wood cabinets, Stainless Steel appliances, Block construction from floor to ceiling (not wood framing) and poured concrete between floors (again not wood framing).  The minimum ceiling height is 12" and they were built in 2007 to allow natural light in.  The roof is concrete formed barrel tiles. A quarterly Carrollwood Homeowners Association fee of $475 covers exterior and insurance. This is a deed restricted community that allows pets.
 
Northdale is really a community of itself and offers almost 2400 homes that surround the Northdale Golf Club for a couple of miles. From Ehrlich Road on the south to Lake Park on the north, Northdale is a popular family-oriented community of homes priced between $150,000 and $250,000. Slightly larger lot sizes around 8000 sq ft with offerings of homes between 1200 and 2800 sq ft, you will find 3 to 5 bedroom homes with both single and two story models. Also mixed within the community are townhomes and condos as well. Northdale has all of its own shopping centers, nature trails, YMCA and community center.
 
Northdale Golf Club has over 200 homes, mostly 4 bedrooms that were built in the 1980’s.Homes start small at around 1500 sq ft and go over 2500 sq ft. Situated within the Northdale Golf Club, you can purchase a home around $275,000 for a 4 bedroom model.
 
North Lakeswith its two main entrances off N. Dale Mabry, where both are called Lakeview North, offer almost 1200 homes. This horseshoe-shaped street has a large lake called Lake Heather in the middle. There are 2 to 4 bedroom homes in North Lakes, where some are considered duplexes. The average size home is about 2200 sq ft and sits on 10,000 sq ft lots because they were built in the mid 80’s when land was plentiful and cheap. Pennington Villageis a tiny community of only 42 homes near the Veterans expressway ramp off Rawls Road.  Located also north of Ehrlich road and Pennington Village Road, these newer built homes from 1997 are priced around $250,000. You will find 3 and 4 bedroom models averaging 2000 sq ft on the inside and both single and two story homes with lot sizes around 5000 sq ft.
 
 
Pine Hollow is another small Carrollwood community of 39 3 to 5 bedroom homes built in the early 80’s. These single and two story homes run from 1800 heated sq ft to over 4000 sq ft and sit on an average lot size of 9000 sq ft. You will find this subdivision off Casey Road and Lowell Road, just north of Gunn Highway and expect to pay between $250,000 and $350,000.
 
Pine Meadows is a Carrollwood community that is for those wanting large lot sizes of over ½ acre each but with a modest priced home on it. Located off Lynn-Turner Road and Gunn Hwy, Pine Meadows contains 29 homes that were built in the mid 1980’s. Choose between 1400 and 2200 sq ft homes for these 3 and 4 bedroom models that will cost you around $200,000 today.  
 
Plantationis an area of subdivisions within the Carrollwood area. It is a deed restricted community consisting of 18 different villages with 1832 homes.  The Plantation community owns and maintains the Common Areas: 55 acres of lakes and 64 acres for recreation activities including clubhouse; tennis court, baseball, volleyball and soccer fields; swimming pools, handball courts and playgrounds.
 
The Pinnacle is a large 3 story complex of over 300 condos priced between $100,000 and $150,000, built around 1998. This is a gated resort-style community offering its residents a pool, indoor basketball, fitness center, theatre room, billiards, business center, valet trash and car wash center Included in your $200 a month maintenance fee, is all exterior maintenance and insurance. The Pinnacle of Carrollwood is located just north of Gunn Hwy off Lynn Turner Road.
 
The Preserve at Carrollwood Village, a small gated community of only 9 lots for building million dollar + homesis situated in and amongst the Carrollwood Village neighborhood off Carrollwood Village Drive. 
 
Quail Run Condominiums located off Zambito Road and North Dale Mabry brings 163 units about 1400 sq ft in size for 2 to 3 bedroom homes. These 2 story homes were built in the early 80’s and cost about $150,000 each with a monthly maintenance charge of about $300. There is a heated community pool, tennis courts and your monthly fee also covers your basic cable as well as all exterior maintenance and insurance.
 
Ravinia Courtyard Villas is a new gated “Green” community off of Henderson Road between Linebaugh Avenue and Gunn Hwy. There are many luxurious features inside and they offer private courtyards outside. There are 6 models to choose from for their 2 and 3 bedroom models beginning at 1800 sq ft and expanding to over 2300 sq ft. All homes come with a 2 car garage. Community pool, lakehouse and rustic environment including a spring fed lake running through the complex compliment your surroundings. Home prices begin at about $240,000.
 
Reynoldswood Estates is another pocket Lake Magdalene Carrollwood communityof 28 homes situated within a tranquil woodsy setting and cul-de-sac street privacy.  You will have to find them mixed in with some other older communities south of Bearss Avenue, east of North Dale Mabry off of Ehrlich Road. Larger homes from 2000 to 3000 sq ft, they contain 3 to 5 bedrooms on larger lot sizes of 10,000 sq ft. Built in 1980, homes today would sell between $250,000 and $300,000.
 
The Springs bedroomcommunity within Carrollwood offers 41 homes that were built in the mid 90’s.  A 3 bedroom, 1800 sq ft home here today will cost you about $225,000, while a 2800 sq ft home can cost about $350,000. One of the many smaller communities between Bearss and Fletcher off of Boulevard North, The Springs is a popular choice of home in the Lake Magdalene community.
 
Stonehedge ( AKA Carrollwood North) is a community of 160 homes off Casey Road and Lowell Road and just south of the Emerald Greens Country Club in Carrollwood Village. Built in the 1980’s and ranging in price from $250,000 to $300,000, you will find 1500 to 2200 sq ft of living space for these 3 to 4 bedroom homes. They are mostly all single story homes and sit on smaller lots of 7000 to 8000 sq ft.
 
Sugarwood Grove is a large Carrollwood community of over 250 homes that offer affordability for their 1600 sq ft 3 and 4 bedroom homes. Priced around $200,000, these early ‘80’s built homes sit on larger lot sizes of about 9000 sq ft. Conveniently located off the Veterans Expressway and Ehrlich Road, Sugarwood Grove is a popular Carrollwood area neighborhood.   
 
Sunshine Villagelocated just west of N Dale Mabry and north of Ehrlich Road offers 20 single story larger homes between 2700 to over 4200 sq ft in size for around $400,000. This newer Carrollwood neighborhood was built around the year 2000 and provides 3 to 5 bedroom each on lots averaging 12,000 sq ft.
 
Tarawood is a Carrollwood community of 100 homes that were built around 1980. They average 2000 sq ft for their 3 to 5 bedroom home offerings and are all mostly single story models. Located off Lake Magdalene Blvd and the Ehrlich Road that runs between Bearss and Fletcher Avenue, this neighborhood runs about $300,000 for a pool home.
 
Thompson East is an exclusivesubdivision of Carrollwood Lake Magdalene area that was designed for the homeowner who wants a larger 3000 sq ft home built on larger 10,000 sq ft lots. These executive style homes built in the mid 80’s offer 3 to 6 bedroom models and many are two story floor plans with 3 full baths.  These 75 stately homes are situated in a tree-lined old oak community off Bearss Ave and Lake Magdalene Blvd and can cost from $500,000 to over $700,000 today.
 
Trafalgar Squareis quietly located off Mullis City Way between Linebaugh Avenue and Gunn Hwy which makes it perfect for convenient location and offers a lower monthly fee of only $172, including a community pool. These 99 2 story townhomes were built between 1998 and 2000 and offer a community pool and is gated for security and privacy. The 3 bedroom homes offer about 1200 sq ft and some come with a 1 car garage, all for about $150,000 to $175,000.
 
Turner Trace in Carrollwood brings 122 older townhome units built in the early 80’s. There are 2 and 3 bedroom floor plans around 1400 sq ft for about $150,000 and some of the units come with a carport. The monthly maintenance fee is only about $85 and only covers ground maintenance. There is an annual Homeowner fee of $265 that pays for the community center and pool. Located off Erhlich Road and Lynn Turner this is a gated community with varied styles of townhome architecture.
 
Ventana was built in the mid 1990’s where almost all of the homes are single story and were built on smaller lot sizes of 6000 to 7000 sq ft. These 228 4 bedroom homes average 2400 sq ft and were built in 3 phases. This neighborhood of homes today is priced from $300,000 to $325,000 and is a deed restricted Carrollwood community off of Gunn Hwy and Lynn Turner Road.
 
Village Estates, built in theearly 80’s is another pocket community of just 20 homes varying in size from 1400 to 2700 sq ft with most of them being around 1500 sq ft. Choose from 3 and 4 bedroom styles and single or two story models with some having some interesting angular architecture that provides vaulted cathedral ceilings within. $200,000 is a good guess of what you might pay today for one of these homes that are located off Handy Road and the Ehrlich Road that runs north and south just east of N Dale Mabry.
 
Village Green Condominiums is another older gated community of 17 homes built in1973 right in the heart of Carrollwood Village on the north side of the Carrollwood Emerald Greens Country Club golf course.  There are 1 and 2 bedroom unites with a wide size range of 900 to 2000 sq ft. The monthly maintenance fee of $250 covers most everything, including a community pool. No garages here; just carports. The smaller units will cost you about $125,000 while the larger ones go for around $175,000.
 
Village South contains 85 beautiful homes within its community on larger lot sizes of around 12,000 sq ft. This Carrollwood neighborhood of homes was built in the early 80’s and offers homes with about 2500 sq ft on the inside for their 3 to 5 bedroom models. These gracious pool homes are priced around $350,000 in a tree-lined community of shady oaks. Drive north on Casey Road from Gunn Hwy and Village South is located on your right, just north of Casey Lake subdivision.
 
Village West homes cost between $350,000 and $400,000 today and are centrally located in the Carrollwood Village community off South Village and Casey Road. Here you will find larger homes of around2500 sq ft and those built on larger lots of 14,000 sq ft +. Also built in the early 80’s, this Carrollwood neighborhood of about 50 3 to 5 bedroom homes are stately and sprawl in and amongst the old oaks, typical of this Tampa community.
 
Village Wood offers some custom built homes from the early 1990’s located between the newer built communities of Carrollwood Crossing and Culbreath Oaks off Lowell Road, just west of Casey Road. These 55 4 and 5 bedroom homes average 2500 to 3500 sq ft and were built on 10,000 sq ft lots. Expect to pay from $375,000 to over $400,000 for one of these homes with a pool within this gated community of Carrollwood.
 
Villas of Northdale offers affordable 2 story living for about $100,000 for 2-3 bedroom units with about 1200 sq ft inside. Older units built in the mid 1980’s built around the Northdale Golf Course has a community pool, but no garage parking.
 
The Villas at Carrollwood is a gated townhome community of 88 homes and is located at the corner of Ehrlich and N. Dale Mabry. Each home features a spacious 4 bedroom, 2.5 bath, two-story,  2 1/2 car garage totaling 1656 sq ft. Plans include a master bedroom balcony, central stairwell to the second level and roman garden tub in the master suite. Residents can enjoy the look and feel of a traditional urban streetscape through the center of the community which features, a post office, clubhouse, day-spa, and administrative offices along the street level. There is a pool pavilion featuring a playground and toddler wading pool. The community gained recognition and became the focal point to the New Urbanism planning movement resulting in its premiere reputation.                                 
 
 
Whispering Oaks offers a most popular home style of a single story home with square footage ranging from 1800 to 2000 sq ft, with 3 and 4 bedroom models. Low maintenance yards of only 6000 sq ft lot sizes were popular in the year 2000 as they are today for homes priced around $300,000. Located south of Linebaugh Avenue off Humphrey and N Dale Mabry, this is a secluded gated community of Carrollwood homes found off Mullins Road. Whispering Oaks Townhomes are located just north ofFletcher and east of N Dale Mabry and are priced around $150,000 and offer Lake Magdalene access with boat ramp. This is a gated community offering 2 bedroom units for about $300 a month maintenance fee.
 
Wildewood Villageoffers almost 150 homes off Nixon Road and Linebaugh Avenue. Smaller homes of around1500 sq ft on small lots averaging 4000 sq ft, these homes were built in the early 90’s, are mostly single story 3 bedroom homes and priced around $200,000.
 
White Trout Lake offers a variety of communities surrounding this large lake just north of Busch Blvd (Linebaugh Ave) east of N Dale Mabry in Original Carrollwood. White Trout Lake Estates offers 49 homes that enjoy all the amenities of White Sands Beach, Scotty Cooper Park and The Carrollwood Recreation Center. Homes are over 2000 sq ft and range in price from the $300,000’s to into the millions. White Trout Lake Shores is an exclusive community of only 10 homes that were built in the mid 80’s. The Coves at White Trout Lake offer 13 homes built in the early 80’s that sell for around $500,000 today. The Manors of White Trout Lake provide 25 homes that are worth about $1,000,000 today.
 
Woodacre Estates is a newer subdivision in Northdale off Northdale Blvd, just west of N. Dale Mabry and were built around 2005. These larger homes (1800-2800 sq ft) with 3-4 bedrooms sell for about $250,000 without a pool.
 
Woodbriar Village offof Lake Magdalene Blvd, north of Bearss Avenueis a community of238 homes with a wide range of square footage from 1500 to 3000 sq ft and situated on large lots averaging 15,000 sq ft that were built in the late 1970’s. These 3 to 5 bedroom homes are mostly single story and priced around $250,000.
 
Woodmont’s 155 homes were built between 1990 and 2006 and lie just east of the Veteran’s Expressway and north of Gunn Hwy. There is the original Woodmont, the Traditions at Woodmont and the Reserve at Woodmont.  The original Woodmont and the Traditions at Woodmont homes will cost you between $250,000 and $350,000 for mostly 4 bedroom homes and some with pools. The Traditions at Woodmont homes here were built by David Weekly where they have the characteristic front porches. The original Woodmont homes are styled in the traditional Florida sprawling ranch stucco style home. The Reserve at Woodmont is for luxury living with price tags between $400-600,000 each. 3000 sq ft is the average sized home with 4 to 5 bedrooms and with swimming pools. Built around 2005, all of the 22 homes within this community were built by Mark Marconi on acreage of about ¼ acre for most of the homes. Interiors are elegant with curved windows, columns, marble and custom features. Look for these homes just off of Gunn Hwy on the east side of the Veteran’s Expressway.
